What can I expect before beginning the construction process with Rycon?

Rycon offers a professional and personalised turnkey service and prides themselves on providing their customers with an extraordinary experience throughout the course of their home build. Below we outline the Rycon design and development process for preconstruction, from the initial enquiry through to the commencement of the construction of your dream home.

Initial Enquiry

The initial enquiry begins with a private consultation at Rycon’s Head Office in Blackburn where you will sit down and discuss your home and lifestyle requirements personally with Ryan, our Managing Director; instead of a sales consultant. Upon meeting, some clients have an idea of the style of the home they have envisioned, such as a Hamptons Style home or a Contemporary, Modern Luxury design. Some clients have floor plans and have very specific ideas of their future home, while others take advantage of the guidance of Rycon’s team of experts. Should you need some inspiration, our office showcases images of previously built custom luxury homes in Melbourne, masterful floor plans and detailed artist impressions. Ryan can walk you through the floors plans and designs of some of our previously designed and constructed homes, suitable for you and your family’s prerequisites, which is always a good beginning for your custom built home.

After you have discussed your plans and priorities, Ryan will address functionality and feasibility before providing preliminary pricing based on sizing and layout requirements. A preparatory agreement can then be developed to advance you onto the design stage of your home building journey where we encourage a shared approach throughout, to achieve your design objectives.

Stage 1- Design

Before the design development commences, a property assessment must be completed to ensure our design maximizes your blocks potential. A property assessment consists of the following:

  • Council (Building and Planning) information
  • Soil testing
  • Feature and re-establishment surveys
  • Rescode (Residential Design Code) checks
  • Title Search

Once the property assessment has been completed and reviewed, Rycon will arrange a design brief meeting, to provide you with an overview of your land’s potential and review your needs in more detail. During this meeting, we will learn more about you and your family’s essential and desirables for each room and space, as well as the overall form, function and flow of your custom-built home.

Prepared with a thorough understanding of your individual needs, our team of in-house designers will then provide you with detailed concept plans, site plans, floor plans and elevations. Rycon will work collaboratively with you to develop and refine these plans before the final design is presented along with your job specific precontract tender.

Stage 2- Development (Preconstruction)

Once your design plans have been finalised, the development stage of preconstruction begins. This involves refining your personal touches and selections. You will be provided with working drawings, including structural drawings during this stage.

Clients generally find this part of the journey the most exciting because you can begin to picture the aesthetics of your home. Interior design is a substantial consideration at this stage, where there will be a thorough review of internal spaces and cabinetry, internal fixtures and fittings, a heating and cooling consultation and an electrical consultation if required. Rycon prides itself on developing quality custom built homes, where not a single detail of the design is overlooked, allowing us to produce magnificent finishes. It is this careful consideration in preconstruction that sets us apart from mainstream builders.

We have a reliable network of engineers and building surveyors that we work closely with during Stage 2 to ensure we have all the necessary information and support required for a smooth process and timely outcome. We will liaise with our networks to take care of all the finer details for you.

Once all your selections are completed and approved, we will finalise your working drawings including detailed internal cabinetry layouts, produce your Project Specifications and finalise your MBAV Contract ready for Contract Signing.
The MBAV contract is a contract provided by Master Builders Association Victoria, and has the most up to date legislation so you can rest assured that your home is being built to the latest standards in safety and innovation.
This is the final stage of preconstruction, where you can relax knowing your home building experience is ready to begin.

Begin construction

Rycon’s collaborative approach continues into the construction phase, where you work closely with our Interior Designer on the External and Internal Colours for your new custom home in Melbourne. Our dedicated and experienced construction team will provide you with regular progress updates and onsite meetings to watch the build advance through the different stages on construction.

Ryan is an integral part of both the Pre-Construction and Construction Team and oversees every stage of the construction process, ensuring the best results for you and your family.
