Rycon Design and Construction Process:
1: Initial Consultation
The first step is to meet our experienced design manager to discuss your specific design brief, lifestyle and important factors in building the home of your dreams. This briefing will also focus your site and the characteristics that are most important to assess and address during design. The incorporation of such factors as styling, orientation for sunlight, slope, views, locations of indoor and outdoor living/entertaining needs, spatial flow and internal and external materials needs to be considered at this early stage, to set a great foundation for your home design.
2: Ballpark Quotation
With the information obtained in the initial consultation, we then gain as much preliminary information about the site as possible, to ensure we have a thorough understanding of the full potential, as well any restrictions, associated with the site. With this information, we are able to generate a rough design concept, and develop a ballpark quotation – to give you a clear picture of the type of home we can design and build on the site, and a very detailed description of the associated costs.
3: Design Stage
In this Stage of the Process, we obtain all necessary information for the site and further expand on the design brief details for your new home. Our clients work very closely with our experienced and talented designers, to explore the design layouts and styling options, to fulfill their lifestyle needs and the site’s potential. During this stage, we develop the site plan, floor plans and elevations, and accompany the design with a detailed tender, outlining all materials and finishes for the home.
As part of this service, Rycon also offers you the opportunity to have your home design prepared in 3D perspectives to help you visualise the finished product.
4: Design Development / Preconstruction
This in-depth and comprehensive stage of the process is where all the small details for the home come together and are determined. During Design Development, our clients meet with many of our reputable consultants to ensure the home is finished to the highest standard and with consideration to all components relevant to a designed lifestyle.
- Our talented interior designer assists clients in transforming cleverly built spaces into their ultimate visions. With diligent attention to detail, colour selections to window furnishings, and everything in between is discussed and designed, creating stunning spaces truly customised to the clients desires.
- Our heating and Cooling Consultant meets with clients to discuss the various options for this integral part of the homes structure. Options are based around heating and cooling types, installation and running efficiency, and lifestyle and health needs.
- Our Electrical Consultant educates clients on the ever-expanding world of home electronics, automation and state of the art technical functioning. Whether clients prefer a more traditional or a more advanced electrical fit out in their new home, all elements of power, lighting and home security are reviewed in detail.
- Our Flooring Specialists meet with our clients in their showrooms to educate on the wide selections of Timber Floors, Carpets and Tiles. Working with our interior designer, these finishes set or complete the colour palettes for a room, and can set the tone for the overall feel of the home.
During Design Development, the other important documentation for construction is produced – working drawings and internal elevations, electrical plans, engineering drawings and computations, energy rating report, and full specifications.
We ensure every decision necessary is made during this stage, so that can transition into the construction phase, with everything determined and no PC Allowances in the contract. Not only will this make life simpler for you, it will also mean you end up with far fewer on-site variations and unexpected costs.
